This charming town palace from the last century was extensively and very tastefully refurbished in 2023. The property extends over a plot of approx. 327 m², which was extended by 158 m² of garden space through the purchase of the neighbouring plot. On the ground floor, the floor was completely redesigned using high-quality reinforced concrete. The rear part of the ground floor was given an impressive extension with an elaborate steel construction that created space for a modern kitchen with a cooking island. A large steel window door element connects the kitchen with the adjoining terrace and provides plenty of natural light. The living and dining area impresses with elegant arched metal windows that add extra glamour to the room. The interior and exterior floors are made of hand-crafted natural stone and emphasise the exclusive design. The impressive entrance arch made of Santanyi natural stone blends harmoniously into the overall concept. In addition, two new fireplaces were installed - one with a wood-burning fire on the ground floor and another gas fireplace on the upper floor. On the ground floor, the restored omega-shaped ceiling beams, which originate from a historic townhouse in Palma, are a real eye-catcher. The ground floor also houses three stylish bedrooms, each with a luxurious en-suite bathroom, as well as a guest WC. The newly constructed 27 m² heated pool blends harmoniously into the outdoor area. The modern living comfort continues on the upper floor, where the fourth bedroom is located, also with an en suite bathroom. Another highlight are the handmade washbasins made of Mallorcan natural stone. All living levels have spacious balconies that invite you to linger. The absolute highlight is the impressive 70 m² roof terrace on the 3rd floor, which offers breathtaking panoramic views over Santanyí - a real rarity in this region. The modern building services include gas heating, which supplies both the underfloor heating and the hot water supply. The system is supplemented by a solar system on the roof, while an underground tank stores additional hot water. A 15,000 litre underground tank collects rainwater. The garden was designed as a green oasis by a renowned landscape architect. The pool is heated by an efficient hot/cold heat pump. This impressive one-off property is rounded off by a spacious garage, which can be reached via a rear road and offers direct access to the garden.

Santanyí: Location and surroundings of this property

Santanyí is situated in the extreme southeast of Mallorca, about 56 km from Palmaand some 12 km inland from the coastal resort of Cala D’Or with its charming marina, bars and restaurants. The village in the Southeast, with its nearly 12,000 inhabitants, is one of the most beautiful in Mallorca. The houses are built in the original Majorcan style with their typical Marés sandstone. The shops offer fine fashions, local jewellery and ceramics and every Wednesday and Saturday you can enjoy the hustle and bustle of one of the most delightful markets of the island. The Mondrago Natural Park is in the vicinity with its two beautiful bays, Mondrago and S’Amarador and for golfers the Vall D’Or golf club with outstanding views of the sea is just a 20 min. drive away. Among the many other beautiful bays in the area are Cala Llombards, Cala Santanyí and Cala Figuera where you can still see the traditional Mallorcan fishing boats coming in and out every day offering their wares for sale right in front of your eyes as you walk around the most picturesque old harbour of the island.
